The Andhra Pradesh government has formally approached the Telangana High Court, asserting ownership over a prime land parcel measuring 42.03 acres in Kondapur, one of Hyderabad’s most valuable commercial zones.
The land, whose current market value is estimated to be over ₹4,000 crore, has become the latest flashpoint in the continuing asset division disputes between Andhra Pradesh and Telangana following the state bifurcation.
According to the counter affidavit filed by the Andhra Pradesh government, the land was originally allotted to a government agency when the state was undivided.
The affidavit argues that the acquisition was carried out using public assets and financial resources sourced from Kurnool district, well before the formation of Telangana in 2014. Based on this, Andhra Pradesh claims the property legally belongs to it, irrespective of its present geographical location.
The state has further stated that the ownership and allocation of such assets are governed by provisions of the Andhra Pradesh Reorganisation Act. Officials argue that the Act clearly outlines how properties and institutions of the undivided state should be distributed, and that this land falls under Andhra Pradesh’s rightful share.
The case is expected to have significant financial and legal implications, given the high valuation of the asset and Kondapur’s strategic importance. The Telangana High Court is now set to examine the competing claims, with the outcome likely to influence future disputes over bifurcation era assets.
