The recent revision in land registration charges across Andhra Pradesh marks a significant development in the state's real estate sector. Effective from today, the new rates signify a mixture of increases and decreases in various locations, with some areas seeing no alteration. On average, a surge of about 20% in registration costs has been observed, reflecting adjustments based on residential and commercial development zones.

In certain districts, the impact of these changes is particularly noteworthy. For instance, Vijayawada has seen registration charges climb from 3% to 9%, indicating a substantial increase. Visakhapatnam also reports heightened registration values in many of its areas. Contrastingly, the government has opted to lower registration values in specific parts of Guntur district, where, for example, the registration value of land in the Nallapadu Sub-Registrar Office area has decreased by Rs. 30 lakhs, and in Suddappalli Donka, a significant reduction to Rs. 1.99 crore from Rs. 4.35 crore has been made. Anakapalli town remains unaffected by these adjustments, although other regions within the Anakapalli district have experienced increases in land registration values.

The adjustments in registration fees have led to a notable rush at Sub-Registrar offices, particularly evident on the day preceding the changes. The Vijayawada Patamata Sub-Registrar Office, for example, reported activities extending until 11 PM. This surge resulted in a record 14,250 registrations across the state in a single day, significantly higher than the typical daily average. Guntur district topped the list with 1,184 registrations. This flurry of activities underscores the public's response to the impending fee adjustments, with many aiming to complete their registrations before the new rates took effect.

Remarkably, this increase in registrations has also had a positive impact on government revenue, with a reported collection of Rs. 107 crore from the registration process on that day alone. This figure is indicative of the substantial financial implications these changes hold for both the real estate market and the state's economy.
