Hyderabad has created new history in real estate with record-breaking land prices in Raidurg. MSN Realty made the biggest deal ever in Telangana by buying 7.67 acres for ₹177 crore per acre, with a total of ₹1,357.6 crore.
This is the highest rate ever paid for land in the state. Prestige Group followed closely, purchasing 11 acres at ₹141.5 crore per acre, worth ₹1,556.5 crore in total.
These massive deals show how quickly Hyderabad’s land value has grown, especially in the Cyberabad area. In 2017, land in Raidurg cost around ₹42.59 crore per acre.
By 2022, Neopolis in Kokapet saw a jump to ₹100.75 crore per acre. Now, in 2025, prices have touched ₹177 crore per acre, proving the strong growth of the city’s property market.
In just eight years, the price of prime land has increased more than four times. This sharp rise shows the huge demand for commercial space, the rapid development of the IT sector, and growing investor confidence.
Hyderabad has now become one of the most expensive real estate markets in India, setting new records for land value and business potential.
