Hyderabad Real Estate Mass: Rs 175 Cr Per Acre Now?

According to the latest developments of land in the heart of Hyderabad, which happens to be the Raidurgam area is being put for auction for a record price of ₹175 crore per acre. This will turn out to be the cost of land auction committed by the government authorities.
According to the latest reports, TGIIC is putting 10.63 acres of prime commercial land up for e-auction in Raidurg Knowledge City with the Survey No. 83/1 with a record base price of ₹175 Cr per acre.
It must be kept in mind that Rayadurg is one of the most popular urban locations in the city, and it has a lot of upscale value in terms of commercial appeal. Also, it appears to be in the centre of the IT corridor that is the heart of the city, so the prices are always expected to be on the higher side.
The earlier auction of a 6.29-acre land parcel in Raidurg fetched a record-breaking ₹237 crore per acre, marking a massive jump from the previous record of ₹177 crore per acre recorded in October 2025.
The market price could be significantly higher and the fact that the government itself has valued this pocket of land at ₹175 crore per acre as the base price is an indication of the same.
Industry experts are commenting that this pocket of land could be fetching more than ₹250 crore in the auction if the suitors are quite as interested.
